Hougang Integrated Transport Hub site awarded to CapitaLand-led consortium

The site of a new Integrated Transport Hub (ITH) at Hougang Central was awarded to a CapitaLand-led consortium on 14 January 2026.

The project, targeted for completion in the 2030s, contains a new ITH within a mixed-use development comprising a Town Plaza, commercial, and residential elements. It will be directly connected to Hougang MRT Station on the North East Line, and the future Cross Island Line by 2030.

Interchange Specifications

According to tender specifications, the Bus Interchange will feature:

  • A minimum gross floor area of 6,500 square metres, including about 400 square metres of commercial space within the interchange concourse.
  • Two primary vehicular access points from Hougang Avenue 10 and Hougang Central, both served by a signalised junction.
  • At least 150 bicycle parking lots.
  • Sheltered, barrier-free pedestrian connections to nearby MRT stations, bus stops, passenger pick-up and drop-off points, and other commuter facilities, with clear wayfinding.
  • Appropriate bus priority measures in and around the site.

HDB control plans indicate that the tenderer also be required to demolish the existing Hougang Central Bus Interchange.

Tender & Site development

An HDB tender for the land parcel was launched on 29 May 2025. On 14 January 2026, the site was awarded to Horizon Residential Pte. Ltd. and Horizon Commercial Trustee Pte. Ltd. (as trustee of Horizon Commercial Trust), a consortium comprising UOL Group and CapitaLand, at the tender price of $1,500,738,338 under a 99-year lease.

According to the developer, completion of the commercial component is expected to be in 2030/2031.

    Does anyone know how it will affect exit b/c of hougang station? Since the exit is situation as per of the land.

    Only 1 useable exit A in the future once the construction start? It’s a long way from those staying in 5xx/4xx.

      Based on the map drawn, we can see the exit closer to HG mall is at grade welcoming space integrated with a town plaza (Where the HDB office space is currently located which would be demolished). So accessibility for that exit would likely remain as it is.

      As for the other one (Exit C), located in the middle of the 2 big circles for buses, I am guessing it will be located in the bus interchange. But difference is, there’s 2 circles. So likely, it will be a 2 side interchange (Similar to Woodlands ITH), but not overlapping.

      If that’s the case, for the right circle, we likely would see services 27, 89, 161 (No longer serves Hougang stn exit C bus stop) while the remaining would go to the left. But that creates imbalance. My guess is services like 107, 116, 165 and 329 would be amended to turn left and call at Blk 512 bus stop and Blk 522 bus stop, skipping Hougang polyclinic sector, which actually makes sense, since Blk 512 bus stop is still opp Hougang polyclinic and would prevent people jaywalking over to the clinic. But my guess might be wrong, dun know the impact to the removal of those service from the bus stop right outside the clinic.

      Just be grateful there’s ITH for you, Walking distance would not make you die also unlike other countries..

    Hopefully with 8 boarding berths,5 alighting berth and 60 parking lots, we don’t want another Yishun congestion ITH.
